Job Title: Graduate Trainee (Property Manager)
Location: Lagos
Job Description
- Reporting to the Head of Property Management, you will be
responsible for providing a full Property Management service for the
company's clients.
Duties
- Will be seeing rental properties insuring they are consistently maintained, acting on behalf of the clients.
- You will be liaising between tenants, maintenance contractors and other parties to continue the habitability of every property
- Responsible for booking inspections and inventory checks on properties before and after properties are inhabited by tenants.
- The ideal Property Manager will possess skills in conflict
resolution and telephone communications in order to professionally
acquire and handle business
- Sourcing out new business and seeing business through to completion
- Working to financial, individual and team targets
- Increasing the company turnover
- Opening and developing professional relationships with clients and colleagues
- Canvassing and marketing
- Completing necessary paperwork to finalise deals
- Consistently use successful techniques and company directives to screen, hire, orient and train new personnel.
- Ensure efficiency of staff through ongoing training, instruction, counseling and leadership.
- Plan weekly/daily office staff schedules and assignments.
- Coordinate maintenance schedule and assignments with Maintenance Supervisor.
- Administer action plans consistently, and on a timely basis with performance problems.
- Document appropriately, communicate situation supervisor, Human Resources Director, and terminate properly when necessary.
- Provide support to staff to encourage team work and lead as an example in creating a harmonious environment.
- Ensure all administrative processes involving personnel are
handled on a timely basis (i.e., performance evaluations, salary
reviews, time sheets, change of status forms, etc.).
Qualifications
- Strong interpersonal skills with a rapid ability to establish relationships.
- Proficient prioritising and organisational skills.
- Participate in training in order to comply with new or existing laws.
- Be able to work evenings and weekends.
- Present self in a neat, clean and professional manner at all

Job Title: Building Surveyor
Location: Lagos
Job Description
- Will provide professional advice on property and construction,
which spans across residential, commercial, industrial, leisure and
agriculture projects.
- Assist with the design and development of new buildings as well as the restoration and maintenance of existing ones.
- The nature of the work may range from the design of large,
multimillion-pound structures to modest adaptations and repairs, and
sometimes includes working with buildings of architectural or historic
importance.
- Help with preventative measures to keep buildings in good condition and look for ways to make buildings sustainable.
- Ensuring projects are completed on budget and to schedule
- Advising clients on schemes and projects and determining requirements
- Preparing scheme designs with costing, programmes for completion of projects and specification of works;
- Organising documents for tender and advising on appointing contractors, designers and procurement routes
- Determining the condition of existing buildings, identifying and analysing defects, including proposals for repair
- Advising on energy efficiency, environmental impact and sustainable construction
- Instructing on the preservation/conservation of historic buildings
- Advising on the management and supervision of maintenance of buildings
- Dealing with planning applications and advising on property legislation and building regulations
- Assessing and designing buildings to meet the needs of people with disabilities
- Instructing on construction design and management regulations
- Negotiating dilapidations (when there is a legal liability for a property's state of disrepair)
- Carrying out feasibility studies
- Advising on the health and safety aspects of buildings
- Advising on boundary and rights of light disputes and party wall procedures
- Preparing insurance assessments and claims.
Qualifications and Requirements
- Strong organisational skills and an eye for detail.
- B.Sc in Building Surveying or related field with at least 5 years experience.
- Willingness to work outside in all conditions.
- Interest in and firm knowledge of the built environment.
- Excellent IT skills, including knowledge of industry-specific software.
- Analytically minded, with strong problem-solving skills.
- Interpersonal and communication skills, both written and oral.
- Excellent people, project and time management skills
Job Title: Estates Surveyor
Location: Lagos
Job Description
- Valuing properties by applying expert knowledge and awareness of the local property market
- Taking accurate measurements of sites and premises
- Assessing the impact of a major development in terms of economic viability and environmental impact
- Purchasing land and securing funding
- Visiting sites at all stages of development, from green field to foundations and completed buildings
- Writing detailed reports on property for purposes such as rent
reviews, investment potential, valuations for mortgages and other
purposes, marketability and building surveys
- Negotiating with confidence, orally and in writing, on issues such as rents
- Selling and buying properties and sites on behalf of clients
- Applying appropriate law for landlord and tenant negotiations and enforcing health and safety regulations
- Assessing properties for business rates, capital taxation, acquisitions and disposals
- Advising clients on the purchase and sale of individual investments and managing large property portfolios
- Managing all kinds of property on behalf of a landlord to meet
the landlord's contractual obligations, ensuring compliance with the
conditions of the tenancy, collecting rents and handling building
maintenance and repair;
- Working closely with other professionals such as highways and
structural engineers, town planners and architects, in considering new
developments.
Qualifications and Requirements
- Degree in Estate Management or related field.
- Minimum of 2-3 years’ experience in a similar role with proven negotiation and customer relationship management skills.
- Must be proficient in the use of Microsoft Office.
- You will also have experience of negotiation and dispute resolution with landowners and occupiers.
- Broad project management experience would be useful, and if you
can demonstrate how you’ve supported major capital projects, even
better.
- Must have good knowledge of Nigeria property market with
existing network of estate agents, property owners and developers as
well as property buyers.
- Credible, knowledgeable and influential
- Confident communicator with good networking, negotiation and dispute resolution skills.
- With up-to-date knowledge of current legislation and best
practice, you’re able to provide specialist advice to senior managers,
external partners, tenants.
