Job Title: Quantity Surveyor

Location: Lagos
Employment Type: Full-time

Job Description

  • Forecast the cost of the different materials needed for the project
  • Prepare tender documents, contracts, budgets, bills of quantities and other documentation
  • Track changes to the design and/or construction work and adjust budget projections accordingly
  • Procure or agree the services of contractors and/or subcontractors who work on the construction of the project
  • Measure and value the work done on site
  • Pay subcontractors
  • Liaise with the client and other construction professionals, such as site managers, project managers and site engineers.
  • Select and/or source construction materials.
  • Write reports.

Qualifications

  • Candidate should possess nothing less than a second class lower degree with 2 - 5 years work experience.

 

 

Job Title: Asset Manager (Marketing)

Location: Lagos
Employment Type: Full-time

Responsibilities
Leasing:

  • Prepare and review annual leasing and marketing strategies for vacancy space in company’ buildings.
  • Oversee lease renewal negotiations and preparations.
  • Marketing vacant space to prospective tenants while continually sourcing new tenants, (by advertising, contracting external leasing agent, etc).
  • Managing all leasing activities including negotiating lease parameters, lease analysis and closing lease transactions.
  • Render advisory services to the Company on various aspects of the property such as long-term strategies of financial planning and monitoring financial information.
  • Assists in the development of budgets and financial statements periodically and updating the same on important issues, such as maintenance needs, occupancy rates, and dates of lease expirations
  • Monitoring market lease rates on prospective residential and commercial tenants to that of the Company’s target in order to maximize profitability.
  • Maintain periodically Vacancy and Occupancy reports.
  • Develop networks and industry relationships.
  • Collection of rent from tenants and issuing of receipts in addition to investigating and arranging for the collection of rental arrears in accordance with our company procedures, which will involve notifying tenants, either by phone or in writing, of the deficiencies in their rental payments and advising them of various legal obligations in this regard.
  • Confer with legal personnel to ensure that all terms and conditions of existing lease agreements are complied with and new lease agreements are signed appropriately.
  • Generate monthly property status reports to management

Client Management:

  • Serve as a liaison between onsite managers and the Company to ensure client satisfaction.
  • Provide an exceptional client focus relationship towards both prospective and existing owners and tenant

Marketing:

  • Identify, develop, and evaluate marketing strategy, based on knowledge of Company's objectives, market characteristics, cost and markup factors.
  • Determine the demand for Property offered by the Company and its competitors and identify potential clients.
  • Develop pricing strategies with the goal of maximizing the Company's profits and objectives while ensuring client’s satisfaction.
  • To support the overall marketing objectives of the company both externally and internally.
  • To develop promotional opportunities and ideas from conception through to delivery.

Occupancy Management:

  • Coordinate the preparation and review of annual property budgets

Requirements

  • Candidate must have a B.Sc degree in Estate Management, Marketing or any related course
  • Must have 2-5 years work experience.

Job Title: Business Development Executive

Location: Abuja
Employment Type: Full-time

Duties
Business Expansion & Partnerships:

  • Develop networks of land owners and financiers to achieve overall Group goals.
  • Build referral and lead generation network.
  • Secure ALL building approvals/ permits for Group’s projects in Nigeria
  • Liaise with Design & Project Management Unit, Corporate Services for all technical and necessary documents/requirements to aid building approvals and or permits
  • Source for land within target areas to increase Group land bank for building residential, commercial and mixed developments
  • Locate and appraise underdeveloped areas for building residential, commercial (office suites, malls, department stores and auditoriums etc.) and mixed developments, based on evaluations of market conditions
  • Prepare report on land appraisal and acquisition, while ensuring that searches at the various land registries have been conducted.
  • Build and maintain important client relationships.
  • Initiate and secure public, private partnership schemes and joint venture projects towards increasing Group land bank.
  • Identify and maintain inter-governmental relationships on federal (MDA’s and parastatals) and State Governments and its Agencies for business development.
  • Conduct due diligence and process co-ordination towards securing partnership schemes.
  • Prepare Investments memorandum and commercial viability of partnership schemes while preparing proposals and conducting presentation therein.
  • Coordinate the Group’s quarterly business review sessions while maintaining schedules, resolutions and documentation of the same.

Research:

  • Provide PESTLE analysis - political, economic social, technological, legal and environmental impact analysis
  • Provide report on data concerning project viability, client needs and market gaps for management investment
  • Maintain extensive knowledge of current market conditions and prepare report on same
  • Conduct research collate and prepare quarterly survey reports on the economy and real estate including market trends analysis and on assessment of market opportunities, organization’s industry and competitive position with competition analysis
  • Provide data concerning price (per sqm), size, regulations requirements with regard to property acquisition, development and construction. Build and maintain databank.
  • Develop Group business plans that include business initiative and marketing strategies for the Group.
  • Provide Quarterly Location Viability reports.

Requirements

  • Interested candidates should possess a degree with at least 2 years work experience.
