The specific project for which such role is required in the first instance is Alaro City.

We are recruiting to fill the position below:

 

 

Job Title: Head of Construction and Delivery - Nigeria

Location: Lagos
Reporting Line: CEO, Alaro City, Head of Country Nigeria

Responsibilities

  • The Head of Construction and Delivery, Nigeria will be responsible for planning and supervising construction works primarily at Alaro City from commencement to completion.
  •  The role will be responsible for organizing and overseeing construction budgeting, procurement management and project execution, and ensuring all works are completed to the specified time, cost and quality standards and in line with requirements of the Rendeavour Corporate Governance Handbook and the Alaro City Corporate Governance Handbook (collectively, the “CGHB”).
  • The role will also be responsible for managing the Construction & Delivery team and interfacing with external partners and stakeholders (developers, clients, suppliers, consultants and contractors etc) and internally with other departments, including the Legal & Compliance Department, Finance, Free Zone Operations and Management.

Responsibilities will include:
Site Works Coordination and Management:

  • Supervise and oversee the construction and delivery function, ensuring that client specifications and requirements are met, reviewing progress and liaising with quantity surveyors, engineers and architects to monitor quality, costs and construction timelines;
  • Manage and supervise contractors and sub-contractors including but not limited to architects, engineers, quantity surveyors and other consultants, ensuring construction guidelines are maintained and work is carried effectively and according to plan;
  • Plan, organize, and direct construction and maintenance related activities covering building structures, facilities, and systems; This includes inspecting and reviewing all projects; ensuring compliance with building and safety standards, codes, and other regulations;
  • Ensure development and roll-out of all infrastructure works covering power, water, sewerage and ICT in line with the business plan and overseeing all associated strategic and operational requirements for execution;
  • Manage and supervise the internal team of construction managers, supervisors, civil engineers and project managers to deliver the project’s infrastructure;
  • Determine project manpower requirements and optimal team composition and size, with a view to ensuring all deliverables are met and/or exceeded;
  • Analyse, manage and mitigate all risks associated with infrastructure roll-out using international best practices and escalating matters in real-time to the Country Head, Nigeria and CEO, Alaro City;
  • Ensure quality construction standards and the use of proper construction techniques in line with delivering world-class infrastructure;
  • Supervise or coordinate the construction and delivery works of joint venture partners and third-party clients where required;
  • Managing client interface with the delivery team to ensure proper coordination; leading to the seamless execution of works to agreed timelines;
  • Ensure remedial plans in place for any works with potential for delays owing to extenuating factors such as weather and other emergencies etc.
  • Preparation and regular tracking of design, construction and delivery programmes of all pre-construction works
  • Review overall infrastructure aspects of the land acquisition agreement, prior to execution

Tendering And Procurement:

  • Direct and supervise the procurement process for consultants, contractors, sub-contractors, vendors and other suppliers in line with provisions of the Corporate Governance Handbook.
  • Manage the procurement of bulk infrastructure works in a timely and efficient manner as required by the project and in line with approved budgets and business plans;
  • Manage and supervise the contract administration process for contractors, sub-contractors and consultants, inclusive of stage valuations, interim payments, variations and disputes;
  • Ensure all documentation for procurement is complete; with sign-off and approvals from the required parties per the CGHB.

Master Planning And Design:

  • Oversight of and responsibility for the master planning process including but limited to conceptualization, amendments, enforcement and roll-out in close coordination with all parties;
  • Preparation and regular tracking of design, construction and delivery programmes including but not limited to master planning phasing and implementation schedule and identifying priorities for action.

Strategy, Operations And Reporting:

  • Oversee the annual business planning process with a focus on the infrastructure and soft costs aspects of the business, with detailed month-on-month key deliverables and milestones tied to budgetary requirements;
  • Prepare site and progress reports, budget estimates, and cost tracking reports with these reports shared with the Country Head, Nigeria and CEO, Alaro City;
  • Analyse, manage and mitigate all risks associated with infrastructure roll-out using international best practices and escalating matters in real-time to the Country Head, Nigeria and CEO, Alaro City;
  • Negotiate terms of agreements, draft contracts and assist in obtaining statutory permits and licences in close coordination with Legal & Compliance and Free Zone operations teams.

Financial Management And Planning:

  • Oversee the infrastructure and soft costs budgets ensuring best value for services/contracts in line with the CGHB policies and procedures. This includes ensuring all costs/expenses remain within budget and flagging any deviations in real-time to the Country Head, Nigeria;
  • Ensure all expenses are within budget and in line with the business plan, with all approval processes for purchases/expenses followed per the CGHB;
  • Study project specifications to determine the cost-effectiveness of construction methods and selecting the most viable tools and materials;
  • Contribute to the Company’s bottom-line through procuring strategic, structured, well-thought-out barter transactions for road works, electricity generation, sewerage, water reticulation.

Drawings & Files Management:

  • Review engineering drawings, reports and submissions and support the development control process;
  • Ensure the repository of all construction and delivery correspondence is maintained and updated in real-time in accessible shared folders;

Quality, Health & Safety:

  • Inspect and review projects to monitor compliance with building and safety codes and other regulations;
  • Monitor and review quality control guidelines and ensure implementation of all quality control procedures;
  • Investigate damage, accidents, or delays at construction sites, to ensure that proper procedures are being carried out, including maintaining a detailed incident register;
  • Ensure adherence to all quality, health and safety standards and report issues in real-time;
  • Oversee the development of a detailed Quality, Health and Safety Manual in line with best practise and international standards.

Land Acquisition And Acquisition Legal Agreements:

  • Oversee and supervise all technical due diligence related to new land acquisition;
  • Define and prepare all related scope of works for associated due diligence workstreams;
  • Coordinate and supervise the technical team including but not limited to internal and external land and soil surveyors, environmental, water, electrical and sewerage study team. This includes responsibility for the team composition (recruitment, consultant engagement etc) working with Human Resources;
  • Drive and oversee all technical correspondence with JV partners involved in the acquisition; ensuring cordial relationships and best value at all times;
  • Coordinate all internal and external meetings required to support the acquisition process;
  • In close coordination with the legal team, review and provide input to all technical terms of the land acquisition agreement before execution.

Requirements
Hard Skills and Experience:

  • A bachelor’s degree or equivalent in Civil Engineering, Building Technology or Construction-related studies from a recognized, reputable institution or comparable practical experience and training.
  • A minimum of 10 - 15 years in a senior role managing infrastructure and building works both locally and internationally; of which a minimum of 5 should cover building construction, road and civil works, quantity surveying, contract administration and procurement.
  • A professional member of a recognized local or international engineering, building, quantity surveying or similar organizations.
  • Working knowledge of construction management software packages e.g. Microsoft Project, Primavera etc.
  • Experience with best practice use of construction contracts – FIDIC
  • Good knowledge of engineering design, building methods and regulations.

Job Title: Transactions Analyst

Location: Lagos
Reporting Line: Transactions Associate

Responsibilities

  • The Transactions Analyst’s role is to support the Transactions team on cash collection on closed residential and commercial sales, liaise with Legal counsel on the preparation of client documentation, and support the sales team in cash and revenue generation, fairs, presentations and exhibitions to promote sales revenues.
  • The role will support the Sales, Finance and Legal team in executing objectives, strategies and action plan to increase cash collection.

Responsibilities will include:

  • Draft Term Sheets and Offer Letters for commercial and residential clients respectively;
  • Support in engaging existing clients and buyers and ensure compliance with agreed payment plans;
  • Resolve all transactions related to the client;
  • Maintain and monitor a schedule of receivables from transactions to ensure timely payments and flag delays and deviations as they arise;
  • Tackle all operational issues in the Transactions team;
  • Coordinate with finance and legal where input is required in the transactions process;
  • Support the Sales team in the prospecting and closing of residential and commercial sales in line with the agreed sales targets and strategy;
  • Assist with all administrative duties pertaining to the sales cycle including but not limited to documentation, scheduling and file management;
  • Support to collate market data and report trends on a monthly basis;
  • Boost the sales drive through client site visits, developing relationships with potential clients, attending industry-related events and set-up at company-sponsored events,
  • All other duties and responsibilities as assigned

Requirements
Hard skills and experience:

  • A Bachelor’s degree or equivalent.
  • A minimum of 2 years cognate experience or any similar combination of education and experience
  • A professional member of an industry-relevant association

Job Title: Real Estate Advisor (Commercial and Industrial)

Job Description
We are looking for a resource that possesses a strong background in sales to be a key part of the commercial and industrial sales drive.

Responsibilities

  • Contribute to the entire commercial and industrial sales process including client presentations, site visits, negotiations, closure and administration; in close coordination with the Head of Corporate Affairs, Nigeria, CEO, Alaro City, Executive Vice President, Country Head Rendeavour Nigeria;
  • Identify opportunities for the sale of commercial and industrial land to the target market (industries, companies, hotels, schools, hospital, developers (JVs also possible);
  • Generate, convert and close local and international sales leads;
  • Build and maintain strong long-term strategic commercial relationships with agents;
  • Develop and deliver bespoke pitches for identified opportunities;
  • Work with the marketing team in implementing a marketing strategy to support sales;
  • Represent Alaro City at conferences, seminars, trade shows and exhibitions to source leads and receive the latest industry information; and
  • All other duties and responsibilities as assigned.

Requirements
Hard skills and experience:

  • A Bachelor’s Degree or equivalent in sales, marketing or business studies from a recognized institution would be an added advantage.
  • At least 7 - 10 years of experience in commercial or industrial sales or liaising with companies on real estate or business development matters;
  • Wide and strong network in Nigerian and international business circles;
