Job Description
- We are seeking a dedicated and experienced Quantity Surveyor to join our real estate and construction firm.
- The Quantity Surveyor will play a crucial role in managing costs, procurement, and contractual matters for construction projects, ensuring financial efficiency and adherence to budgetary constraints.
- The ideal candidate will possess strong analytical skills, attention to detail, and a comprehensive understanding of quantity surveying principles and practices.
Responsibilities
- Prepare and review cost estimates, budgets, and bills of quantities for construction projects, including materials, labor, and overhead costs, to support project planning and procurement activities.
- Conduct detailed quantity take-offs and measurements from architectural and engineering drawings to accurately quantify materials and resources required for construction activities.
- Evaluate subcontractor and supplier quotations, negotiate pricing and terms, and prepare subcontract agreements and purchase orders to secure competitive pricing and favorable terms.
- Conduct regular site visits and inspections to verify work progress, assess quality standards, and identify potential cost implications, reporting findings to project management and stakeholders.
- Assist in resolving contractual disputes, claims, and change orders, providing accurate documentation, cost analysis, and negotiation support to mitigate risks and minimize financial impacts.
- Utilize quantity surveying software and tools to automate and streamline measurement, costing, and reporting processes, improving efficiency and accuracy in quantity surveying tasks.
- Stay abreast of industry trends, regulatory changes, and best practices in quantity surveying, participating in professional development activities and continuing education opportunities.
- Monitor and control project costs throughout the project lifecycle, tracking expenditures, analyzing variances, and implementing cost-saving measures to ensure projects are completed within budgetary constraints.
- Collaborate with project teams, including architects, engineers, contractors, and subcontractors, to assess project requirements, identify value engineering opportunities, and optimize cost-effective solutions.
- Prepare and submit interim and final valuations, progress reports, and payment applications to clients, ensuring timely and accurate invoicing and payment processing in accordance with contractual agreements.
Key Performance Indicators:
- Accuracy of cost estimates and bills of quantities, measured by variance analysis between estimated and actual project costs.
- Adherence to project budgets and cost control measures, including cost-to-complete forecasts and percentage of project completed within budget.
- Timeliness and accuracy of payment applications and invoices, ensuring prompt payment and cash flow management.
- Client satisfaction ratings based on responsiveness, professionalism, and accuracy in quantity surveying services.
- Contribution to project profitability, evidenced by cost savings, value engineering initiatives, and successful resolution of contractual disputes.
- Compliance with industry standards, regulations, and contractual requirements, demonstrated through audit findings and project performance evaluations.
- Effectiveness of procurement processes, assessed by cost savings achieved through competitive bidding and negotiation strategies.
- Quality of quantity surveying documentation and reports, including clear and concise communication of findings, recommendations, and cost analysis.
Requirements
- Bachelor's degree in Quantity Surveying, Construction Management, Civil Engineering, or a related field; Master's degree is a plus.
- Professional certification in quantity surveying or related field (e.g., RICS, CIOB) preferred.
- Minimum of 3-5 years of experience in quantity surveying, preferably in the real estate and construction industry.
- Excellent numerical and analytical skills, with the ability to interpret technical drawings and specifications.
- Effective communication and interpersonal skills, with the ability to collaborate with diverse stakeholders.
- Commitment to continuous learning and professional development in the field of quantity surveying.
- Proficiency in quantity surveying software and tools, as well as Microsoft Office Suite.
- Strong knowledge of construction methods, materials, and building regulations.
